Student housing should be compared to student housing and not so much to more traditional real estate.  

The students could split up into the three spaces but would each sign a single lease with a housemate addendum.

You might consider Niche or Specialized Housing like student housing.

Most of Missouri City is very nice, though.It's not that the schools in the lower income areas are not funded at the same amount per student as other schools in the district, but kids growing up in poverty sometimes have stuff going on in their lives that can affect how well they do in school, and there is often a higher incidence of violence, drugs, etc. in those schools.  

The coach would teach one step at a time making profits through the student.
