If the denial is based on information obtained from a credit bureau or some other type of consumer report, you need to provide them with an adverse action notice, in addition to (or as part of) a nice professional note telling them they were not qualified or were otherwise not selected for this property.

The problem with the contractor -- and what's added much to the overall cost -- is that I'm paying their hourly wage for every little trip to the home improvement store to go pick up tools or consumable supplies that they don't already possess, which means their driving time, their fuel, their time spent standing in line, until $150 in supplies also means another $150 in "labor."
