Your investors need to be accredited or sophisticated, you need to be careful about advertisement and you need to follow the correct guidelines. 

Also the majority of the courthouses down here have transferred the probate case files from paper documents to electronic digital format.

We have it free for the tenant if they use electronic check they pay for credit card/debit card or cash.

We advertised on HomeAway and I used to send people a link to the review page to make it as easy as possible.

we are advertising it for $1,000 for each apartment which is top rent in Waterbury ct and it looks like we might be able to get that (hopefully)The next thing is getting it rented.
