I see if I can run some design options to look at the result and see what the aesthetic and usefulness is the best mix.

I think the caprate will be all over the place; there are some real dumps mixed in with the good ones.

But, it's also one of the most eclectic areas to live and spend time in. 

We have a mix of investors who join our events, but it typically includes experienced investors, private lenders, wholesalers, people who have successfully BRRRRed. 

We have done a couple of BRRRR mixed use buildings, and have had success refinancing them and getting cash out.

It is a bit eclectic, but it all works together.

@Jason DeMauro, what I mean is that they are in 7 different 'legal structures'. 3 of us each own 1 or more in our own name, and there are 4 different LLCs of a mix of partners and percentages.

But with the amount of traffic and my proximity to DFW, there has been a lot of success with STR here as well, more of a mix of business travel and vacation travel.
