On that point, how confident are you in the rent expectations.Closing costs look a little high, but this varies by locality.I doubt you'll add $20k of value with only $3k of work.

(Life does happen, so I always give the benefit of the doubt, but I still have an obligation to my client to get a response.)There is a form that my broker (I think all brokers have the same form in NJ so your agent should have it) that states the sellers acknowledges that the offer was presented.

I doubt a lender will allow the loan while IN forbearance as you are going to be considered extremely risky.
