When you sell, there is tax on the depreciation portion of the gain at a higher rate than just capital gains.And I disagree that flipping is highly taxed.

One partner retains 100% ownership, and the other is a contractor.c. 60/40, 90/10 or anything except 50/50 (which deadlocks you on any future decision where you disagree)

Responding to forum posts that specifically ask for legal advice doesn't "feel" unethical to me but admittedly 1) what feels unethical isn't the standard and 2) reasonable minds could disagree.
