that is downright awesome stuff to hear Ryan. 

I don't mind a static ad, the bouncy moving graphic stuff is annoying but can be ignored and just put down to companies I don't want to do business with, but the ones with the noise make me immediately close the tab unless it is something I REALLY want to read and I mute the speakers for.

I have a credit score of 780The lender didn't give me an exact rate quote but said that they were closing stuff around 5 1/8% and 5 3/4%.

If you want to do MLS stuff, sounds like you should go get a realtor license. 

(The seller has emotional attachments to his stuff).Your developer scenario reminds me of the contractor who installed the elevators at the Taj Mahal in Atlantic City.  

In other words, unless you are a hardened property manager used to all that goes with low end stuff, I'd avoid that nightmare.
