What I don't want to do is piss off the squatter enough to where he doesn't leave OR burns the place to the ground. 

(It was sweet deal and the (ARV) I will have about 300k in equity to tap in on)

But they are generally entry level younger people at a boring job. if you havent been 'encouraging' them with daily communication, I would encourage you to do so with with your point of contact. they may not be doing the necessary follow up needed to get a tenant in the home. and you inquiring everyday will most likely encourage them to do the necessary follow up.

This happen to anyone else?

About me: owner of a primary residence, looking to get a multifamily (preferred but open to single family) property soon.

Want to feel more prepared the next time I step into a dangerous place like the one I saw today. 

I had to put about 25k of my own money into this first deal between the down payment, agent commission, inspection, closing costs, and holding costs, so I'd like to get as much of that covered as I can on my next deal.
