@Eladio Perez Theres 2 things you can do. 1) Use a State Contract, just add outclauses. 2) Use a custom Contract.

The City is regressive on many levels and they will keep losing legal battles as long as they use taxes and fees as there only revenue generator.

If in my area, I can send you pro forma statements on vacation homes that will give you a good idea of the income that can be generated.  

Generating passive income is my current goal.
