Has real estate investing lived up to your expectations?

Hello, I am brand new to REI, I am currently renting an apartment with my brother, in college, and graduate next May.

Properties will be close by (30 mins) and currently do have the time to my knowledge of what it would take to self-manage.

This is a tenant who thinks she can live free with section8 and not care.

Also, agree on how the property will be used, who can live there, and under what conditions.Contribution Reconciliation: Determine a process for handling situations where one party cannot meet their financial obligations or if there are significant discrepancies in contributions to expenses.Legal and Professional Fees: Decide how legal and other professional fees related to the purchase and management of the property will be shared.Taxes: How will the tax advantages be divided?

All 5 units currently rented:  LT renters $850/mth, Retail Shop space $850/mth, and 3 STRs averaging 6k per month. 

I currently own 1 rental property with no mortgage and am looking to learn how to get my second deal. 

We lived in the 1 bedroom while we did some small renovations in the bigger unit.

It represents the number of months it would take to sell all homes currently on the market at the current pace of sales.

To assume the simplest thing and answer your question: if you're having a hard time attracting buyers, its likely the property is overpriced for its current condition/location/overall etc.
