Just didn't want to overlook something or be naive on the seller side of a sale and i will also be looking into a 1031 exchange property that would be more than likely a commercial apartment complex which i certainly will retain a commercial broker for.

I would:1. lend funds to the company to do the improvements, 2. pay myself interest on the loan, 3. increase the rents,4. and then, once you have increased the value, either 1031 exchange or refinance.
