As you may know the whole country has a major housing shortage, which is why rents are increasing. 

Even if your lease contract says you can do it, that clause would never hold up in court.

This gives access to clubhouse, pools, tennis courts, etc. 

I can connect you with the right PMs, Roofer, Plumber, Electrician, General Contractor, Title company etc. and helped you avoid the mistakes that I did when I just started out in this part of the country.  

Otherwise, I'd focus on the hill country and the lakes west of Austin for better STR locations near the Austin area.

In most parts of the country right now, the market is moving at a pace that requires an agent to be on their toes and committed full time.

@Dean letfus BRRRR strategy is difficult to put on in New Zealand but is it same in neighbouring country Australia as well?

So in one sense the intent that you can demonstrate easily is that you intended to hold it.There is one large court case in the last few years where a developer had his 1031 overturned on a property he sold after something like 12 years. 

Dealing with the city government sucks, the crime sucks, the courts suck - but the cashflow can be tremendous.
