The shows make it sound soooo easy that any fool with some dough and credit thinks s/he can jump right into a flip, splash on some fresh paint and add shiney drawer pulls and make a fortune.I get bid out by these fools regularly and then watch those properties languish on the market for months at a time.

Some of this is a real correction of 4 years of abuse, and some of it is a knee jerk reaction to what has happened in the industry.Two big areas they tend to look at with these new guidelines -- what is happening to other sales in that county and that zip, and AVM's, which rely on county records.

We are bidding 10K below sales price (it has been on the market for many months).Our agent had several suggestions to get the repair $, including:get 20k commission to realtor and he 1099's it to uspd to mtg broker as discount pt and broker gets it to usfind a lender who will loan based on post-repair valuedo fix&flip loan, refi when repairs are finishedThis will be our first rental purchase, so we are at a loss as to which is the best option.
