If what they warranty is new in your house (hvac, w/h, etc) it is a waste of your money and I'd negotiate it out.What I didn't like about offering it was providing the warranty co my contact info. 

You need to contact the Bureau of housing inspections which operates under the Division of Community Affairs.

If it truly is a good deal, at least contact some local investors and see if you can wholesale it.

I have been doing my due diligence on trying to gather information or a list of litigation action on properties I feel this could be another way to contact owners of property and secure a discounted deal of course doing my part on finding out what action was filed before trying to go into a contract!

But that's the ignorance I'm putting on full display for all to see haha :).

I’d tell them your not replacing it if it’s not broke and If they want a new fridge then they can go to home  depot and buy that big fancy digital display stainless steel double door one themselves !
