Who is on the hook for supplying the washer and dryer to the tenants myself or the previous landlord?

He didn't even post it for the first 2 months insisting it needed things like deep cleaning (I'd just finished windexing every inch of the floor the previous week), that the stove didn't work (I paid $100 for the plumber to tell me his cleaner had unplugged it), and more supplies (in the end, I was charged for 3 bathmats).

I think I've found a good PML who's willing to do 100% financing (purchase + rehab), but I will definitely consider using CC's for upfront expenses like ordering supplies and materials and even paying the contractor ahead of scheduled work inspections/draws. :)

Supply and demand is always there and rents go up!
