Hey all, I am not currently investing but am in the process of doing due diligence and determining my strategy.I bought into one of those 20k real estate courses about 12 years ago and got really burned out do to the information I was given and the lack of real people I could talk to.

On low-end houses, most of the time your maximum exposure is really going to be some percentage of what you paid for the house, meaning that if it burned to the ground and you weren't made whole, there would only be some shortfall since you still have land that can be sold and you get some insurance proceeds, or if you had to short-sale it you're only coming up with $X out of your pocket.
