I believe that is public information and they release information about the calls and what occurred.

It gets complicated when you factor in state taxation.You normally report the rental activity in the state that the property is located in along with the state where you are a resident of.Further complications occur as some states follow the federal tax law of bonus depreciation while others don't.It also depends on what your income level is and whether or not you can claim real estate professional status.Best of luck.

Again, management of the property to ensure abuse isn't occurring make sense, but external cameras feel very intrusive and uncomfortable. $2000 fee for pet damage, $3000 fee for any smoke damage.

Our tenants were in a house for 8 months and up to this time we promptly responded on all requests.Recently tenants were out on vacation for a week and after they returned, they discovered that carpet in a house are bulging and we got a complain that humidity is very high in the house (70% and plus).

Truth be told if nobody knew the address that this occurred at and things hadn’t been publicized about how they moved in it probably wouldn’t even be a “ story”. 

The budget was based on a new deck ($20K), 2 new heat boilers ($10K), new steel liner and chimney cap ($4.5K), excavation to obtain an additional 10in in height, 4in concrete floor and reframing ($28.5K), renovation of the half bathroom which includes new sanitary plumbing waste line and the fixtures ($6K), basement wiring per architectural drawing ($6.5K), Permits ($1.5K), and Clean up of all debris (3.2K).The part of the basement where the excavation occurred is 40ft X 12ft.During and after the complete excavation (from Oct to Nov 3rd), no temporary support was placed to maintain the walls in place.

The reality is often that you never know when to expect vacancy and recovery is difficult, if it occurs at all.I think the best choice really comes down to what space you're operating in in your local market.

That's a whole different beast, I wouldn't be surprised if that was cut off entirely, or nearly so, until some seasoning following the event has occurred.
