@DORIAN CROUCH welcome to the site.You can make an itemized invoice and charge you cost to fix the things they broke that you need fixed in order to re rent the space.Cigarette burns, broken doors, holes in walls, broken towel racks, broken windows, dirty house, garbage in the garage or yard. etc.

Then for the front door I would update it to a beautiful wood door with a med/dark stain and either get rid of the screen door or make it a dark color.

After you purchase your rehab project, as soon as you can fly to the depot and get 2 things1 - new locks2 - boards for broken windowsI had a rehab a few months back where the back door lock was broken.

I'd get premium rent for it.If the tenants are moving out, either the landlord is not screening well, or, much more likely, there is a miserable neighbor that no one can get along with (probably the woman you talked to, she's sounds like she's good and crazy).I rented an 800 year old house in England that ws haunted, and I was all full of hope that I would actually see a ghost, but I was there for 3 years and nothing happened, other than some creaking with the wind.
