Depending on what types of credits/deductions the investor is chasing, tax breaks allowing him to boost his overall financial position could be his priority over actual return on this one property. 

Of course, your stage of life and financial position does matter with this decision.  

My take is that if you can do it relatively cost-effectively, and the increased NOI capitalizes that expense in a relatively short amount of time while also boosting the value noticeably (by holding CAP Rate constant), it's worth doing.

My father sold cars all his life (retired) and the last 10 years or so selling told me that if they (the dealership) didn't sell cars to people with wrecked credit and horrendous scores, they wouldn't sell any cars, period. 

Buying and selling a house IS a life or death situation for these people.Is it difficult to get listings?

Life will get in the way.

We have full time jobs, kids, normal life...have a flip that needs to go rental, need managing company.
