Honestly, get off craigslist. i have found a few decent subs on craigslist had success screening them out because I am a subcontractor myself so it's easy to see if guys are legit or not.

I screen the tenants with a website called landlordstation.com and this is paid for by them (non-refundable) if they are interested in renting.

@Claire Trammell I can handle the response rate I currently use pat live for screening my calls I appreciate you elaborating with the rates for me those are good averages to look forward to I was kind of skeptical of direct mail starting off because of low conversion rates but listening to bp podcasts I hear a lot of investors using the method.

As far as a check list, research here on BP tenant screening, and other topics to help you in your set up.Main thing is to first set a rental criteria, so when you have someone interested you have a standard set that you work off of to screen your tenants.

You originally signed paperwork with Section 8.You screened and placed the tenant, and found them qualified on their own merits.Your property successfully passed the inspection with no repairs needed.Remind me again what exactly is the problem?

I feel like if you/your PM screens tenants enough that hopefully evictions are rare but reading articles about the new laws passed I am proceeding with a lot more caution than before.
