You can also use a glue down lvp that requires a bit more skill to install (my guy charges $1.50 sq/ft) but is a lot easier to replace when a tenant damages a piece.

Seller financing is completely dependant on the seller's willingness to do it, and the property's "ability" to do it.The seller must be OK with getting their money in pieces instead of all at once.
