@Estefania Lozano Hi, by reading throught the comments and looking at the situation, and keep in mind this is my point of view, you need to have her go, give her the 300 back, it is nothing compared to the headaches and bills that will pile up such as, pest control, turn over on the adjacent properties, legal fees, evictions, I can go on.

Seems he could rake up a lot of bills and not get much out of it but work, since the Trust has no assets to pay the bills except for the property itself.How is the Trust worded to change the Trustee to the beneficiary?

When a tenant was late on their rent or had a situation we felt compelled to help them after all they were struggling. so we took money from our jobs to pay what was necessary to keep these houses going after all we had mortgages, taxes, and insurance bills. but very erratic income.

I had a $700 water bill and learned one of the tenants didn't report a running toilet and said it had ran a few months prior and claimed she had bad hearing and didn't know it was still running.

I've looked at Avail, it promotes Lemonade and their own credit boosting program.I've looked at Rent Redi, it promotes U-Haul and their own rental insuranceI've looked at Cozy but now it's all in Apartments.com and I kept getting errors while trying to test it.I am willing to pay for it.

I always submit a FOIA request (Freedom of Information Request) to the city before I buy to confirm zoning, fines, judgments, violations, outstanding water bills or other issues, ongoing code enforcement issues, etc.
