I do inspections semiannually.In my relatively short tenure as a landlord, tenants that are "up to no good" have both (a) paid rent like clockwork and (b) been unresponsive to any communication.In addition, my lease has the following provision:  (o) You shall keep us informed of your current contact information at all times, including phone numbers, emails, and emergency contacts.

And try to get the THC pills, same benefit without getting stupid from smoking it

There is a clause in the HOA insurance that will cover pipe repair and replacement if the building is declared condemned by the city due to water-related issues.

Based on your research, what benefits and limitations would I have from this?

Any suggestions on this type of loan vs FHA and the possible benefits/drawbacks of doing 100% Mortgage packages would be great! 

It is my understanding that if I have a relative that is looking for a place to live, I have a good chance of evicting a current tenant more easily to provide housing for a family member.  

I would suggest somehow relating your passions with the current conversation subject, and you have a good chance of making a connection.

All that being said, I don’t know if real cash could really benefit a person anymore than funds being transferred to their bank account, since escrow is no secret.
