You can try to assume the existing loan, not the easiest to do but worth a shot.

Banks and credit unions have pretty much stopped offering these since rates shot up.

You may want to check your local rules on that.Also, just for the purposes of protecting yourself, the tenant should be willing to provide up to date licensing and shot records to you going forward. 

As others have suggested, your only shot that I can see is if you go over tht lease with a fine tooth comb and fine something in there you can make an issue out of.As a last resort, you can simply ask to meet with the woman and have a 1 on 1 talk and be honest about your intentions for your son to move in and just ask her outright what will it take to get her to move?

That cuts down on your painting too.The other stuff, NOTHING can cut down on.I always shot for about 1.5 MINIMUM when I owned my free and clear.

We haven't switched yet, but probably will sometime this year.Self management is definitely worth a shot.
