I meant to write "non-owner occupied" financing, which tends to be more expensive than the rates available to owner occupiers.   

Most of the NNN available with the down payment I have and ability to purchase in the 800k-1MM range are Dollar General type properties in rural areas that will have little to no value once they go dark.

Sometimes they will tell you about all of the available properties that you did not know about.
