Also Zillow isn't a valid source for ARV on houses. 

It is supposed to be an excellent source for contact information but it is difficult to get set up to be able to use it.

In my jurisdiction a CO monitor is mandated if you have a combustion source at your property, as is at least one smoke alarm per floor irregardless of a combustion source.

You should consider sourcing equity and debt part of your regular business practice.
