This is a tax status designation, and you need to have a proven credible log showing a minimum of 750 hour of ACTIVE management of properties.

Meaning, you can get a real estate broker to be the designated agent/broker for the business but you do in fact need someone with this (more than likely, just with your states laws)So, first things first, decide if you are going to manage properties for other people legally or not.

More expensive rental homes in Vegas can attract a high rent rate but also a more transient renter (stay for a 12-18 months or less) who can afford to eventually buy their own home.

A JADU cannot be legally rented out as a separate unit without owner occupancy regardless of address designation.  

Maybe with remote working, there might be more interest in these places, but maybe not unless there are other attractive reasons to move there besides its cheapness.
