This person has acquired 5 lots, built 2 houses so far, and one of them just got rented.

Proceeds go into my SDRIA, and repeat ;-)...no UBIT triggered because I'm not rehabbing and flipping....just acquiring and selling passively at arms length.

We provide renovation oversight on recently acquired properties through us, (great for grabbing rehab properties at a discount and we assist with bidding process)Unfortunately we do not service short term rental properties.

If you're raising funds to acquire properties for the long term then flipping may help you get there.

Account Closed  no not if its a short sale..these are ANTI EQUITY skimming laws... so if someone has true equity the state is protecting it by requiring anyone who acquires a house pre foreclosure and does not move into it as their resident or use it as a rental..
