Analysis of a deal has to go beyond the current cash flow.

I am not the "analysis/paralysis" type, the opposite - may tend to pull the trigger too quickly.  

NOTE: This is not a full & complete analysis... 

At this stage in the game I wouldn’t know who to seek out for training per say.

This was my worst case scenario analysis, and I'm okay with it because the house is under market value and in great shape and it's already tenanted and it gets me into the market, but it does mean that I'm making about $150 negative cash flow each month. 

Neighborhood was in very early stages of growth.
