Basically, I’m concerned that I’m making a bad decision and it’s going to be hard to rent out a townhouse in the price range of 2,800-3K or worst case scenario trying to sell in a couple years since buyer at 500k+ price points are typically more selective/picky.Anyone else own higher priced rentals in Biltmore area or Old town Scottsdale?

We don't give our tenants a "walk-through" list of steps to take, but rather, we either go physically ourselves to the property or call up our local handyman to check the basic things before we call in expensive electricians or plumbers.

If you're worried about the liability issue, there is no need for an LLC, just get an umbrella insurance policy that will cover you (basically same thing as LLC).

You should really tackle this debt before you get deeper into real estate, because if we hit a recession, which we probably will in a year or two, and a few things go wrong like you lose a tenant or two due to job loss, and your property values tank 20-30% ... you'll basically be on the verge of bankruptcy.
