I would recommend you do some reading on here and think about what avenue you want to try first; such as buying properties and rehabbing them, buying properties and renting them out, wholesaling, etc.Wholesaling is pretty unique in that it allows you to get started with very little money (just minor advertising and such) and without taking a lot of risks.

I have been advertising in the classified section of the newspaper, I have done one direct mail drop, bandit signs every friday afternoon in my farm area, newsletter advertising, writing to expireds (I am also an agent with access to mls) and I have yet to do my first deal!

That would make a much higher (but incorrect) NOI as they would be leaving out utilities, evictions, legal costs, advertising, payroll, etc. etc. etc.Bottom line, if you calculate true and accurate NOI figures as you should, then yoour NOI will be accurate enabling you to accuratley calculate your DSCR.

many of these are going to actually pan out to be hard money loans (even though they may not be advertised as such) which means they are secured against property you already own, so they aren't risking much.the kind of companies and people who do these loans aren't chase and citibank. they're a totally different breed. they deal in higher-risk higher-profit loans. the interest is higher because the risk is somewhat higher. they also pride themselves on being able to analyze a deal's potential. if it stinks they won't fund you.
