Hello All: I have been working successfully in residential real estate and am ready to buy my first rental property.

Since I will be moving in 2 years, I'm already planning on increasing the value of my primary residence through forced appreciation and hopefully rent it out over what I'm paying monthly for mortgage payments.I'm exploring the idea of using home equity loans and HELOCs to pay for my next house, but I'm interested in hearing what methods other military members have had success with.

If you get someone to sublet to you and then you build a successful VRBO or Airbnb what's to stop the owner from raising your rates at lease renewal or not renewing your lease and doing the same thing your doing?

But is that occupancy achievable?

In others experience, are numbers such as 30-50k profit each year something that took you all years to achieve? 

Your right there needs to be more of us on here discussing our success stories. 

  - I'm sure you've thought of this already, but your town doesn't have to be tourist-heavy to be a good airbnb location - I've seen wildly successful short term rentals located near universities and hospitals and nowhere near a tourist destination. 

Sellers want top dollar and buyers want the deals so you have to try to find middle ground where both seem happy to proceed to get paid as a broker/agent and have a successful closing.

But to be a success, one must take action!
