You need to do better to teach yourself a whole lot of things, you need used books, articles, videos, and an ability to synthesize a process out of many different things you're analyzing.

Also offer to take photos, videos, etc. for minimum wage or free as this could be a huge draw to some smaller brokerages that have to take the time to do it in house, or pay hundreds to have a pro take the pics. 

I was able to speak with a handyman who I've worked with in the past and he's going to go there to take pictures/ videos, get his POV/ assessment, and put tarps over the roof holes to the best of his ability.
