There is simply far too much demand on the refinance side, combined with Fannie Mae raising the guarantee fee they charge to lenders, combined with the uncertainty in the market meaning investors do not want to lend out at sub 3% returns.

Another option, is to simply just let them know, that you would like to know when maintenance/repairs will exceed your reserve and you will then cut a check for any overage before they get started (just keep in mind that some items are just not going to be able to be accurately estimated until work begins) .

Now if this is statistical growth over 1 month and it takes 12-18 months for a vaccine to become widely available one would have to conclude that they must make plans for a long haul and not simply think that it will disappear in 1-2 months of hiding.

The only way to know that is by a letter from the city/county and or a rebuild letter that states the subject (specifically) was grandfathered into current zoning, what was allowed on the property and that it can rebuild if damaged or destroyed.”Circling back to our initial conversation, I can assure you that we will be able to refinance this property, however, the term length and loan product simply depends on the use type at the time of refinance:· If permitted as a triplex (or grandfathered in): we will be able to offer the 30 year rental product.
