There are excellent elementary schools as well - public & private.Durham School of the Arts is ranked 25th within North Carolina.Studentshave the opportunity to take Advanced Placement® course work and exams.

But as I said, it's a lot of work, and it's definitely not worth everyone's time.

I do travel a lot for both work and pleasure, so my situation might be a little different, so take this for what it's worth. 

You can set it up so that your partner puts up the cash, you put up the work, and you both split the profits 50/50.

They didn't do that scope of work and said I would need to call a contractor.

I going to assume that you still need to work and you know that $500K is not enough money to retire as of yet at your young age.

Are you able to do the work and do you have the time? 

Your cousin is the kind of person that likes to take shortcuts.

Especially in companies where the guy determining scope of work, the guy writing the estimate, the guy doing the work and the guy talking to the customer are all different and none of them communicate with each other.

If the numbers do not work and the bank will not budge, you will need to walk.
