My understanding is that "as-is" simply means the seller doesn't want to do any work to the place before selling.

and will reply to your offer letter by either calling you or signing the actual offer and returning it back to you ready to move forward.That's how I find the "motivated sellers" ready to deal.Then, once I received hundreds of these offers back, I then examine the property specifics and work out the numbers to see if the deal is good or not based on the numbers.Also, your offer letter will state exactly how much you're willing to offer to the owner so you are already in a position to make money should they respond...and some of them will.

Where Can I get a assignment contract for buyer and seller?

ok this is my first time buying a home the seller was only willing to sell hes home for 76k so when i get an appraisal and house inspected for value and my appraisal comes back to only lets say 65k i will not get that house unless i pay the difference out of pocket or the seller renegotiates to sell the home for 65k?  

I had an amazing deal lined up on a four unit that fell through two days before closing when the seller backed out.

The seller stated to me the asking price and requirement of me to submit a Purchase Proposal so he/she can have an idea of economics before sending me any current lease information.Just curious to know what exactly the seller is asking me to include in this Purchase Proposal...?

That's great to have the steady income while you make your first purchases.I think you should be able to get your earnest money back, it sounds like the sellers were not honest.
