Hello all, I purchased a house in 2008, and did many updates to it over the last 7 years (new water heater, privacy fence, hot tub, wood floors, lighting, insulation, plumbing, windows...you get the picture).  

I'm real, not a piece of wood (my first try at designing a logo) but anyway I'm looking to get into the world of buying, flipping, holding or selling real property so any help will be appreciated!

In my neck of the woods retainage is for commercial construction or dealing with municipalities, the vast majority of contractors dealing only in residential work likely don't even know what retainage is.

@Roy N.  --- property was a former student rental, turned family rental, turned disaster, so tenants evicted, owners retired and moved on, and I moved in at a good price!
