@Wendy Schultz Appreciate the input, I've been doing some online research with the city of Phx so hopefully I'll get it right.

Just from that aspect I can see why taking repairs is more beneficial.This provoked me to do a little more research.  

I did deed research and found that it has a affidavit of heirency (was inherited by child of deceased father) and a tax lien contract (county tax lien was sold to a tax lien loan company and the owner now has a payment contract with the loan company).Would appreciate any insights from your experience of such deals.My main question is, how might I go about having an LLC or trust purchase the the tax lien contract  so that the property remains encumbered after the property is deeded to my land trust. 

Some counties will only list the pin number, billable owner, and/or parcel number of a property and you are left to research individually each record to ascertain the property address or land use.

I have been researching on loan types that fit my financial state and found that the FHA 203B or the FHA 203k are my best fit.

I am still deep in the research phase of real estate investment and would love some guidance on what path to take.

But do some more research on cost segregation, because it is definitely not all summed up on this post!

Based on my very limited research the west side is probably the best, however many of the multi families are in the downtown area near the border and in less desirable areas.
