And, by-the-way, your lease probably also gives you the right to enter the property for other reasons - repairs, inspections, etc. 

My experience is that most parks where the majority of homes are park-owned are mom & pop operators who live close by and do the repairs themselves.

I don't know where it is, how big it is, or if it's been repaired, but just a quick good search seems to indicate this could be a $25k repair. 

Refi out the money you need after seeing what other property you could qualify for, purchase, downsize there, then repair and rent out what you got in a great neighborhood.

I have a couple of leads from friends and family, and needing to find phone numbers of the owners listed on the deeds.

Even though the houses are both completely remodeled, I would still set aside the extra $100/month for maint/repair.

For an expensive market like Boston you as are probably over estimating repair and cap ex costs.

The foundation company is now wanting to charge an additional $3500 to put in 4 more piers, not to mention I will have to spend another $4-$6k to repair and restain the hardwoods, which can't really be done while we are living there. 

If the house is vacant, move in long enough to do some post sell repairs. :)
