I have 50k in equity in my home - and considering a cash out refinance on another 30 year loan (keeping payments about the same - extending the loan back to 30 years - and pulling out 50k in cash).

That could have been extended by another 2 weeks if the tenant didn't vacate after losing the eviction hearing, which would have accounted for the time to file a writ of possession and getting the local sheriff to come out and forcibly remove the tenant. 

What happens after someone works at it for an extended period of time and they eventually adapt to being motivated, what then? 

(a few were extended by several months, but I received extra extension fees)Realty shares seems to have a very nice collection of RE Fund Managers who have developed a nice fix-up& flip program using preferred Equity that has worked out nicely.

I'd bet that date is "extended" multiple times going forward lol.

Using this mostly as a signal extender because all Z Wave devices relay signal to other devices.

There's also no reason why extending your hold period can't boost your return.  

Let's say I lease option a property from one of your buyers at a reduced rent ($700) and extended time frame (5-Yr Option) and a reduced purchase price ($100k) - creating a spread of $ and time - and I turn around to lease option the home to the a tenant buyer - higher price ($120k ) and higher rent ($1000) and smaller option period (3-Yr), what value out of the deal would you insist on as the selling agent/PM? 

@Lucas Carl I am currently looking at an offering from Allstate that extends my liability policy on my primary residence to my investment homes.  

As for warranties (home or extended), I don't get them.
