My guess is you spent around $15-17k on the system, which would work out to a $4.5-$5k tax credit.

My nephew reluctantly took finance, graduated (without loans) then spent a year in Rome taking International Finance with an elective in Tuscany viticulture.29 years old (& still single) he commands a very high 6 figure base salary & his last graduate hire started at $175,000 in acquisitions & mergers. 

So I've spent at least 3,000 to get the other apartment ready.  

You will profit "less" than hiring your own subs or doing your own work, but the offset is time, and if your time is better spent landing deals, you don't want to be setting toilets or painting trim.With that said I do mine different.

After the first your confidence will grow, and that spreadsheet of what you spent becomes invaluable for the next house(s).
