(17% decrease)The average price of single family homes sold decreased by 4.7% from $377,790 to $360,000.The median price of single family homes sold decreased by 2.3% from $320,000 to $312,500.1,134 single family homes listed for rent signed a lease with a tenant.The original list price to final sale price ratio was 96.5%, increased to 103.2% and decreased back to 96.5%The number of weeks of inventory available increased from 8.7 weeks to 12.8 weeks. (47% increase)So what does this all mean?

Not a lot want final say as it opens them up to liability. 

but if you're not enjoying the journey......... . if you retire at 20 years you get 50% of your final base pay.

I suspect that some of us that have seen 0% vacancy for a while will finally experience economic vacancy for a month or two.

These are all important indicators of neighborhood character or quality that probability get factored into the final sale price (consciously or not). 

Most homes fail the 1% rule here, and the decent ones seem to get swept up by cash buyers almost immediately (I've already lost 5 bids on duplexes this past week).I don't know if it's the corona virus scare, but one of my offers finally got accepted.

1031 Exchange - you can 1031 exchange into another like kind property (virtually any piece of real estate including land) in which your taxes on the property are deferred to when you finally sell without exchanging (or gift to your family - in which case you nor they every pay taxes on it).

Waiting until the end of the year could subject you to penalties if you didn't pay enough during any of the previous payment periods (even if you ended up being due a refund when you finally filed your tax return).

Finally, I strategized how I might approach situations when, and if, tenants fail to pay the rent in the coming months.
