Having cash allows you to make a subject free offer which in hot markets, that is typically what sellers look for.

I know it's sexy to talk about on BP, but it rarely is possible.

The rental market there is as hot as the development market here in West Nashville.

How does this affect your access to the MLS and your ability to buy hot apartment deals?  

It's tough to get good deals at the suites like Embassy, Homewood, etc (you can't beat free breakfast, free dinner and drinks 4 days a week, and a full fridge and hot plate in the room) but all other properties seem pretty empty to me.

I'm noticing a bit of a lull,  a very minimal one here in Abbotsford, and by lull I mean houses aren't selling in a day - more around the month mark; opposed to Vancouver where as far as I know it is still an extremely hot market. 

If you're in a hot area, the house will sell.

There were four of them in the unit and they had a 60 gallon hot water tank in the basement (why I don't know - it was installed when we bought the place but most units like that one have a 40 gallon tank).Things went quiet for a while and then the tenant complained again.
