There really isn't enough information here for someone to give you a proper answer.What you need to do is calculate those tax savings over the next 5-7 years (or however long you plan to stay in the house) vs. what the interest rate reduction will save you over that time period.

I already did a cash out refinance on my primary in Texas and therefore can't do a HELOC on it.Trying to find other ways to get 10-40k cash.

After looking into multiple skip tracing services and deciding on Smarter Contact, my partners and I were upset to find there were quite a few charges after paying $300 for the service; including a $140 fee to remove the "reply STOP to unsubscribe" feature.

Trying to make myself more comfortable with hiring help for setup. 

Looks like you are going to profit $150K after commission and closing costs.Sounds like a good deal.If you think the multi-family duplexes are going to bring the price down.
