The HOA can vote to charge every owner an assessment should a budget shortfall or unexpected expenditure (never cheap - roof, plumbing, etc).

(November elections are coming) People vote their pocket book and the Govt wants things to look better than they are.The Fed will raise rates again and again but the claim will be that inflation is now tamed (for the mid terms.)

I'd look at 29 Palms, Wonder Valley, Landers, Johnson Valley, and Morongo Valley. 29 Palms had a vote on a STR moratorium on the 24th and it looks like they voted to review the proposal at the next meeting but on the 24th, 6 spoke in favor of a moratorium and 17 spoke against the moratorium.

You will need to vote within your company and send it in to the IRS via certified mail so you get the return receipt first and then only file as Profesional real estate investor.
