I would recommend also joining a meet up or investment club but I am not familiar with one in Arbuckle .

@Fred RiversJust in case you are not familiar with the tax basis of gifts, it appears that you did receive a gift of equity, however, your tax basis in the property is the same as your parents adjusted basis in the property at the time the gift was made.  

If anyone is familiar with PA lending laws or has any advice on a creative situation that is legal, straightforward, keeps both parties protected and requires the least amount of effort to the funder, I would be very grateful. 

However it might  be better to get someone more familiar with the county you are investing in.

Harriet,You could always do a lease purchase (check laws, I'm not familiar with GA) and assign the contract for a fee.

Obviously, I prefer them to switch over to MY lease as soon as possible because I am most familiar with it and it is very detailed.An attorney had mentioned to me in the past that I may need to extend the term of the lease beyond the date it is set to expire if I do it this way, since to be considered a contract both parties need consideration and to give up something of value to the other party.
