I am looking to invest in real estate to build a healthy flow of additional income.

On July 3rd (2018) I sent a settlement request to the builder's lawyer for the amount of the estimate (plus an additional 15% for unexpected expenses) and the amount of legal fees I paid for the lawyer (total is just under $17,000).

In addition, having my parents cosign the loan should eliminate the concern of no income.

Once you find out one is unreliable, don't waste time arguing with him or setting up additional visits to fix what he didn't fix the first time.

@Jenny AdelWith the size of your portfolio plus additional PM duties, you should be able to qualify.Unfortunately, there is no defined list of what time does or does not qualify.

I will need to put 25% down for the loan and will need to show 6 months worth of expenses in additional funds but beyond that should I also have $X set aside for the first year's expenses?

I have both, and have exercised both of them in combo (along with my 401k loan) to execute cash deals.

Recommendations based on personal experience would be highly appreciated.Also, if you have additional info / best practices you would like to share regarding homeowners insurance that would be great.Thanks, Guy
