Brokering Bank Owned Properties

You can attempt to meet the lenders in person , but that's another story of social engineering.Anyways, the comissions vary from bank to bank , lowest i've seen has been 2% regardless of listing price, i've heard of some banks doing a $500 flat brokerage fee.The comission isn't the problem , the problem is YOU are the one that picks up the tab for the electric, water ,and any maintenence that's done on the property (From most vendors).

I hate my current job (computer programmer / web designer / small electronics engineer), and I hate working for my insane boss. ;) He enjoys construction (where he is currently working for someone else), and with his GC license we are thinking of possibly doing some fix and flips.I am a little more interested in doing some wholesaling, but at the moment I am open for ideas.

(Just be sure to inspect periodically to ensure the connection at the fill valve is not dripping and destroying your subflooring) A washer/dryer combo OTOH, will require either gas or some heavy electrical service routed to the installation point.

I'm not too concerned about the amount of work needed to bring it up to marketable condition, but I don't like to put more than $10K-$13K into a property on top of my acquisition cost.I like to be able to complete my rehab in less than 90 days, that's doing everything except major electrical and HVAC myself.
