Account Closed is that what sub-metering is?

I went over the property operations and agent just disclosed units are sub-metered for electricity. 

I am talking about getting separate meters for everything and if the tenant doesn't pay the utility company billing directly comes out and shuts off their unit.Even if it can be done if every other landlord includes utility and tenants are conditioned to that for the area then it's a waste of money to change it because they will move and rent from the landlord down the street.

If CA has switched to smart meters for the electric service, the reading should be quite accurate (you may even have online access).

I've spent the past few months learning and thinking about the various REI niches and strategies, and I feel like I'm pretty close to making a decision about where to get started. But before I do, I'm hopin...

I have found rent-o-meter to be a useful tool.

However, the main floor and basement share a meter, AC, furnace, and water heater. 

Check rent o meter to see potential rent and analyze the property as if you were a buy and hold investor.

They now have a map feature which can make it easier than trolling through all of the ads.Talk to other investors in that area to see what rents they are getting.Rent-o-meter is a good tool but it too is not 100% accurate.

Am posting some pictures as well.As you can see there are gas/electric meters of my property being accessed through this walkway.
