turn overs with average not much damage run 1000 to 1500 each time little damage and that can escalate to 3 to 5k quickly. you know kicked in doors because the old man got mad at the old lady type of thing.

If these properties are draining your wallet, driving you mad, and not getting any better, no matter what you do, I think you're in a situation where you should consider dumping them.Any investor worth his/her salt, has probably experienced some failures.

@Samuel McCart it is good that you seem to know what you want to do (wholesale/flip) before becoming a landlord, but I would ask yourself why you set an arbitrary number of deals before you keep one that will ultimately be the driver that provides you freedom.
